Property Management Fees: 8% Is $1,440 a Year, But Year 1 Estimates Reach $3,355

On a $1,500 rental, an 8% management fee is $1,440 a year, but ClearLead puts the full Year 1 cost at about $3,355, or 2.33 times that base fee. In a renewal year the total drops to about $2,180.

An 8% management fee on a $1,500 monthly rental comes to $120 a month, according to Mynd.

Property management fees start with the monthly rate: an 8% fee on a $1,500 rental is $120 a month, per Mynd (March 2025). ClearLead’s total-cost benchmark (updated October 7, 2026) works out to close to $280 a month in Year 1. That is more than twice the base fee.

Add-on fees explain only part of the difference. At iPropertyManagement’s averages (updated September 23, 2026), placement (finding and screening a new tenant) and setup (a one-time fee to open your account) add $1,244.24 to the 8% base. ClearLead does not state the monthly rate behind its total, so treat it as a separate benchmark and add up each manager’s own fee schedule.

Verdict: Price a Manager on Its Year 1 Total

Verdict: The monthly percentage works for ranking base fees. It does a poor job of pricing a full year of management.

The flaw, and its fix: The percentage leaves out placement, setup, renewal and inspection charges. To fix it, get each fee schedule in writing and add up Year 1 yourself, as the scenario table below does.

The strength: A percentage moves with your rent, so quotes line up side by side. On $1,500 rent, each point of the rate is $15 a month.

Who should skip a full-service percentage plan: If you only need a tenant found, selective or hourly options cost less than full service, per Baselane; you pay only for the services or hours you use. Placement-only service averages 81.8% of rent, per iPropertyManagement, or $1,227 on $1,500 rent. Managers with a flat placement-only rate average $670.23.

The 8-12% Monthly Fee Averages 8.49%, or $127.35 on $1,500 Rent

Belong puts the typical monthly fee at 8-12% of rent in its July 2025 guide. The 8.49% national average comes from iPropertyManagement’s survey of 80 metros, and Belong repeats it as a 2025 figure.

On $1,500 rent, the 8% low end is $120 a month. The 8.49% average is $127.35. The 12% top of the range is $180.

A Typical Flat Fee of $101.04 Beats 8% on a $1,500 Rental

A flat fee charges the same dollar amount whatever the rent. iPropertyManagement’s average is $101.04 per unit a month, within a range of $49 to $250. Mynd puts flat fees at $100-$200, and ClearLead at $100-$150.

At $101.04, a flat fee costs $1,212.48 a year. On $1,500 rent, that is 6.74% of rent, below the 8% low end.

The test takes one division: flat fee ÷ percentage rate = the rent where both cost the same. Above that rent, the flat fee costs less.

  • Take the $101.04 average. Against 8%, it breaks even at $1,263 rent. Against 8.49%, it breaks even at about $1,190.
  • Take the $300 a month Belong cited for flat options in 2025. Against 8.49%, it breaks even at about $3,530 rent. Against 12%, it breaks even at $2,500.

Belong is itself a management company, and its $300 sits above every range on the other pages. Only compare a flat quote with a percentage quote that covers the same services.

Placement at 70.6% of Rent Is the Biggest Add-On

ClearLead names leasing, setup, renewal and inspection fees as the costs beyond the monthly fee. iPropertyManagement gives an average for each one:

The percentage version of placement is the usual one. The flat average applies only to managers that offer a flat rate.

ClearLead Puts Year 1 at $3,355 and Year 2 at $2,180 on a $1,500 Rental

ClearLead estimates total management cost on a $1,500 home at about $3,355 in Year 1 and $2,180 in Year 2. It does not list the monthly rate or the line items behind those totals. Set beside an 8% base fee, it is a separate benchmark, not an itemized bill:

Year 1 multiple = $3,355 benchmark (ClearLead) ÷ $1,440 base fee (8% × $18,000 rent, Mynd) = 2.33 times the 8% base fee.

The multiple depends on the base rate. Against the 8.49% average, the same total is 2.2 times the base fee. Against 12%, it is 1.55 times.

The table is an illustrative scenario, not ClearLead’s breakdown: an 8% fee plus iPropertyManagement’s average add-ons, with the tenant renewing in Year 2. Rows run in billing order: monthly fee, then add-ons, then totals.

Cost line Year 1 Year 2 Source
Monthly fee at 8% ($120 × 12) $1,440.00 $1,440.00 Mynd
Placement at 70.6% of rent $1,059.00 $0.00 (tenant renews) iPropertyManagement
Setup $185.24 $0.00 iPropertyManagement
Lease renewal $0.00 $211.92 iPropertyManagement
Scenario total $2,684.24 $1,651.92 Arithmetic
ClearLead benchmark (separate estimate) $3,355.00 $2,180.00 ClearLead

Inspections sit on top of the scenario: iPropertyManagement’s average is $106.72 per inspection. Ask each manager how many it bills a year, then add that line.

For most single-family rentals, ClearLead says total cost runs about 18-20% of gross rent in the first year and about 12% in renewal years. Its Year 1 total is 18.64% of $18,000. Year 2 is 12.11%.

Set against an 8% base fee, the benchmark is $1,915 higher in Year 1. In Year 2 it is $740 higher. If you swap in the $555.53 flat placement average, the scenario’s Year 1 total falls to $2,180.77.

Services, State and Property Type Move a Quote Off the 8-12% Range

Several factors push pricing above or below the standard 8-12% range, per AllPropertyManagement:

Compare Written Fee Schedules Line by Line Before Signing

  1. Get every fee in writing: monthly rate, placement, setup, renewal, inspection and anything else billed.
  2. Turn the rate into dollars: rate × monthly rent × 12.
  3. Ask how placement is priced. On $1,500 rent, 70.6% is $1,059. The flat average is $555.53.
  4. For Year 1, add placement, setup and inspections to the base fee.
  5. For Year 2, drop placement and setup and add the renewal fee.
  6. For a flat monthly fee, divide it by the competing rate to find the break-even rent.
  7. Match the service lists before you compare totals. Full service costs more than a selective plan.
  8. Ask the manager to name any cost that is not on the schedule.

FAQ

Does a Lower Percentage Mean a Cheaper Manager?

Not by itself. Quote A charges 10% plus the $555.53 flat placement average. Quote B charges 8% plus placement at 70.6% of rent.

On $1,500 rent, A’s two lines cost $2,355.53 in Year 1. B’s cost $2,499. In Year 2, with no placement, B is $360 cheaper.

Is Placement Charged Again in Year 2?

A placement fee pays for finding a tenant. In a year when the tenant renews, a renewal fee usually takes its place. That swap is a large part of why ClearLead’s renewal-year cost falls to about 12% of rent.

Does the 8.49% Average Fit My City?

Treat it as a national benchmark, not a local price. Ask several local managers for written schedules and run the same Year 1 sum on each.
