HUD Revised FY2026 Dataset, read 2026-10-25. HUD’s FMR is its 40th-percentile gross rent figure, including tenant-paid utilities. It is a historical program reference for the named area, not market rent, a suggested rent, or an approval of the proposed change. FY2027 figures may now be available; this tool deliberately shows FY2026.
The 25 metros are ranked by Census July 2025 Population. HUD divides some metros into smaller rent areas; choose the area by its name and county coverage. The tool does not infer a metro from a ZIP.
